Smart TV for streaming (no cable TV), spacious bathroom with bathtub and storage. Home office room overlooking the garden. New, large capacity washer and dryer, right outside the back door. Landscaped backyard with hammock, dining table and chairs.

Furnished, clean and well-equipped studio apartment with washer and dryer access, full kitchen, and a lovely front patio and backyard garden. We're in the southeast corner of Noe Valley, walking distance from 24th St Mission BART and the J-Church line, as well as some of the best shopping, night life, architecture, and neighborhood feel. From this apartment, you can enjoy walking in the Mission, Noe Valley and/or Bernal Heights every day. Our favorite spot is Dolores Park. It's such a lovely walk there and back.

The main room includes the Queen size bed, fold-out sleeper sofa, sitting chair, 2 closets (one with dresser drawers), and dining bar with two seats. Instead of the bed frame shown in some of the photos, the Queen size bed is now in a Murphy bed which folds up out of the way when you need more floor space. On either side of the bed, there are built in shelves and drawers, and clothing rods, which add 10 feet of clothes hanging space.

The main room is open to the fully equipped kitchen (stove, dishwasher, refrigerator, coffee maker, French press, coffee grinder, blender, microwave). LG Smart TV for internet streaming (no cable TV channels).

Down the hallway you'll find the spacious bath with linens provided (remodeled in 2018), and further down the hallway, there is a home office area (remodeled in 2021).

The rear room / home office has 2 desks ... a sitting / standing desk and a fold-down sitting desk by the window. Two chairs ... a swivel "tulip-style" chair and an adjustable-height drafting chair are available for the 2 desks. For your laundry, we added a high capacity LG washer and dryer set, located in the utility room right outside the back door to the studio apartment.

The backyard has a big patio and a garden and table and chairs and hammock, a fountain, and outdoor lighting. Perfect for relaxing outside and enjoying the sunshine or the starry nights.

With the changing conditions of the pandemic, we cannot be sure of the availability of touch-up maid service (during your stay). However, as of Spring 2022, we are offering touch-up maid service every 4 weeks for guests on multi-month stays. The availability of this service may change, depending on pandemic conditions at the time of the rental.

We're near 27th and Dolores/Guerrero, at the intersection of three fantastic neighborhoods ... the Mission, Bernal Heights, and Noe Valley.

Grocery Stores: The 24-Hour Safeway on Mission St is a 5 minute-walk away, and the Whole Foods on 24th St is a 15-minute walk. The Valencia Market and 26th & Guerrero Market are both on the way home from the BART station.

It's an easy (very flat) walk from our apartment to 24th St Mission BART or the J-Church to get downtown for cable cars, museums, Chinatown, Union Square, and everything our fair city is known for.

Prior to the pandemic, tech shuttle bus stops were located just a couple blocks away, but things have changed since then. The fact that our guests were working from home during the pandemic was the driving force for us to convert the laundry room to a home office.

We live on a lovely street with front and backyard gardens, and we're walking distance to Dolores Park and Bernal Heights Park. Fun, eclectic shops, restaurants, grocery stores and farmers' markets, on Mission Street, Valencia Street, and 24th Street, are an easy (and very flat) stroll away.
